Green Valley Ranch Citizens Confront Corrupt HOA Board

On July 22, 2009 approximately 300 members of the Green Valley Ranch community showed up in force to oppose a special assessment being levied against them by their HOA Board. They also took that time to demand the resignation of long-time president T.J. Stone and all his cronies.

The HOA Board banned everyone, including members of the community and journalists, from covering the meeting. One community member however refused and took this footage clandestinely.

Stone has recently been convicted of four counts of felony theft and has also controlled neighborhood politics for far too long, using HOA funds indiscriminately on frivolous lawsuits and community programs that garner little public support.

HOA fees have more than tripled in the past couple years, each raise being met with public outrage. The new "Special Assessment" of $174 ended up being the proverbial straw that broke the camel's back. There is now a massive grassroots effort for homeowners to simply refuse to pay the assessment and any future assessments until the Board resigns and new elections are held.

These corrupt HOA board should be really resigned their positions. All the citizens of Green Valley Ranch are really putting all their efforts and money just to pay the assessment and any future assessments only to realized that HOA board is corrupting their monies. Can you just imagine that some of these citizens goes for quick cash and other loans to compensate for the payments. Justice for these people is really needed. And I just hope more corrupt people will be determined and suffer the consequences of their devious acts.

T.J.  Stone has wasted  tens of thousands of dollars of the Green Valley Ranch Homeowners (GVR HOA) Money.  This  is not what is meant by loving one another. He needs to go back to church and understand about loving one another.  He obviously  does not Practice Loving his  neighbors as Himself.  He does not  appear understand Right from Wrong.  Someone needs to save  this man's soul. Before he burns in Hell for eternity.

I understand at the sentencing today TJ Stone  was sentenced and must serve 30 days in jail and is not allowed to be involved in the HOA.  What I am not sure about is whether his inability to work with the HOA is during the term of the jail sentence or indefinitely.  Everyone keep your fingers crossed for the latter. 

It is unfortunate when someone has the power to misuse upwards of $1 million dollars without any accountability and then go to the well for more.  His behavior is at best criminal.  Let's take back our neighborhood and everyone continue to go to the HOA meetings and show your opposition of the current regime!

I honestly don't see a need for us to even have a HOA anymore! the HOA is supposed to be in place so our homes do not loose value but with this economy, so many foreclosures and bank repos along with the HOA innability to take action against the banks for property keep up, I believe the majority of homes have lost about 20 to 30% of their values so now many homeowners can't even sale their homes for they owe for their loans from 10  to 30%  above what their homes are worth in this economy right now, that is why I think there's so many foreclosures many can't make payments and many don't see a point to pay for something that is worth less than what they are paying! and I don't blame them! So the value is gone, now tell me,  what is the point of a HOA? and why they want so much money for if they don't do anything?"special assesment" my arse!  

Quorum and voting out

As long as we come up with the required quorum numbers (10%) of homeowner's we can vote out anyone we want to.  We don't need the board to vote themselves out or voluntarily step down.  This is all per state law and the by-laws of GVR.  Also, the late fees cannot be forced to be paid per Colorado State Law, all you have to do is ask that it be waived.

I'm still doing more research, but it sounds like if we get enough people (homeowner's) we can make them all step down.  I have a few friends in different HOA across Colorado and they have all had problems with locally managed HOA's, what I would like to see happen is to be managed by an outside managing company.  Get rid of the district delegates and run it like a normal business.

I have a few friends in different HOA across Colorado and they have all had problems with locally managed HOA's, what I would like to see happen is to be managed by an outside managing company. Assessment Invoice

Hello,

I just received an "assessment invoice" in the mail, dated 7/1/09, with a letter stating that I need to pay the 2009 Special Assessment fee by 2/28/10. Is this invoice legit? Do I need to pay the 174.00?
